Acceptance of these terms

By using this site or submitting an application, you agree to these Terms of Service and to our Privacy Policy. If you do not agree, please do not use the site.

Eligibility

To apply, you must be at least 18 years old and apply with a valid email address. We may decline applications that do not meet these requirements.

The application process

• You sign in without a password: we email a one-time link to the email address you provide. The link expires in 30 minutes and can be used once.
• Applications are submitted through the online form only. The site does not accept uploaded PDFs, images, statements, or other documents.
• Submit one application per property you are interested in.
• Once you submit an application, it is final and cannot be edited. If something is wrong, contact us.
• Submitting an application does not create a tenancy or guarantee one. All applications are reviewed manually by staff, who may approve or decline them.

Accuracy of your information

You agree that the information you provide is true and complete. Incomplete applications may be rejected. If information is found to be false or misleading, your application may be denied, and if it has already led to a rental agreement, that may be grounds to terminate the agreement before it begins.

Screening and verification

By submitting an application, you authorize us to verify the information you list on the form with the references and organizations identified there.

Felony-conviction answers are reviewed by staff and do not create an automatic or blanket denial. Any screening decision should be tied to legitimate rental criteria and applied consistently.

We do not currently collect third-party tenant-screening or background reports through this site. If that changes, we will add any required permissions, consumer-report disclosures, and adverse-action procedures before using such reports.

Listings are informational

Property photos, rents, and availability shown on this site are marketing information and may change. They are not an offer or a binding commitment. Confirm current rent, availability, and showing times with us directly.

Acceptable use

You agree not to misuse the site — including attempting to gain unauthorized access, disrupting or overloading the service, scraping or harvesting data, submitting others’ information without permission, or using the site for any unlawful purpose.

Account and sign-in security

Keep your email account and any sign-in link private. Anyone with access to your sign-in link may be able to act as you during its short validity window. Tell us right away if you believe your access has been misused.

Intellectual property

The content on this site is owned by Choate House Row - LLC or its licensors and is provided for your personal use in connection with renting from us. Do not copy or reuse it for other purposes without permission.

Disclaimers and limitation of liability

The site is provided on an “as is” and “as available” basis without warranties of any kind, to the extent permitted by law.

Nothing in these terms limits rights or responsibilities that cannot be limited under applicable law.

Governing law

These terms are governed by the laws of the State of Delaware, USA, without regard to conflict-of-laws rules.

Changes to these terms

We may update these terms from time to time. Material changes will be reflected by a new effective date above; continuing to use the site means you accept the updated terms.
