Acceptance of these terms

By accessing this Site or submitting an application, you agree to these Terms and to our Privacy Policy. If you do not agree, please do not use the Site.

Eligibility

The person submitting an application must be at least 18 years old and provide a valid email address. We may decline applications that do not meet these requirements.

The application process

• You sign in without a password: we email a one-time link to the address you provide. The link expires after 30 minutes and may be used only once.
• Applications are accepted only through the online form. The Site does not accept uploaded PDFs, images, statements, or other documents.
• A single application can cover one property or several — select the specific property you want, or use the multi-select to apply for any or all available properties at once.
• Once submitted, an application is final and cannot be edited. If any information is incorrect, please contact us.
• Submitting an application neither creates nor guarantees a tenancy. Every application is reviewed manually by our staff, who may approve or decline it.

Accuracy of your information

You represent that the information you provide is true and complete. Incomplete, false, or misleading information may result in your application being declined.

Screening and verification

By submitting an application, you authorize us to verify the information it contains with the references and organizations you identify on the form.

Felony-conviction answers are reviewed individually and never result in an automatic or blanket denial. Staff consistently consider the nature and gravity of the offense, elapsed time, rental and property-safety relevance, rehabilitation, and applicant-provided context before any decision.

We do not currently obtain third-party tenant-screening or background reports through this Site. Should that change, we will implement the required permissions, consumer-report disclosures, and adverse-action procedures before relying on such reports.

Listings are informational

The property photos and availability shown on this Site are provided for information only and are subject to change. They do not constitute an offer or a binding commitment.

This Site does not publish rents. Rent is quoted on request and confirmed directly with us, and no rent figure is binding until it is set out in a signed lease. Please confirm current rent, availability, and showing times with us directly.

Acceptable use

You agree not to misuse the Site. Prohibited activity includes attempting to gain unauthorized access, disrupting or overloading the service, scraping or harvesting data, submitting another person’s information without permission, and using the Site for any unlawful purpose.

Account and sign-in security

Please keep your email account and any sign-in link confidential. Anyone with access to your sign-in link may be able to act on your behalf during its brief validity window. Notify us promptly if you believe your access has been misused.

Intellectual property

The content on this Site is owned by Choate House Row - LLC or its licensors and is provided for your personal use in connection with renting from us. You may not copy or reuse it for any other purpose without our permission.

Disclaimers and limitation of liability

The Site is provided on an “as is” and “as available” basis, without warranties of any kind, to the fullest extent permitted by law.

Nothing in these Terms limits any rights or responsibilities that cannot be limited under applicable law.

Governing law

These Terms are governed by the laws of the State of Delaware, without regard to its conflict-of-laws principles.

Changes to these terms

We may update these Terms from time to time. Material changes will be reflected by a new effective date above, and your continued use of the Site constitutes acceptance of the updated Terms.
